How this is possible?

We are bringing together a number of proven techniques that each have reduced the cost of many homes, to further reduce the cost and make it more affordable and available. 

Over time we will both find further savings to be able to keep down the cost and search out other means to also allow lower cost homes to be provided. Never reducing the quality compared to other new homes being built, but reducing the cost of providing them.

There are many cost involved with providing a home, the land, roads and services, foundations, site overheads, building, fitting out bathrooms and kitchens and decorating, developers marketing costs, developers profit, stamp duty.

There are several ways to achieve a cheaper home, and we are setting out to explore all the means we can find, where we can, combining savings by a number of means together. 

One solution we already have at this point is to look closely at the costs.

Of these some can be eliminated,

  • developers marketing costs
  • developers profit
  • stamp duty in most cases

some reduced considerably,

  • the land
  • roads and services
  • foundations
  • site overheads
  • building

and some can be started low and upgraded at a later cost or mid build,

  • fitting out bathrooms and kitchens
  • decorating

Other solutions may look towards joint ventures or other means of getting the same objectives.

 Overview of the project

The Affordable Homes Project was created in order to find ways to empower those who currently are unable to afford homes in the area that they wish to live, to be able to do so.

This is to be achieved in two ways, by sharing information on a variety of schemes, approaches and methods that aim to increase the amount of affordable housing, reduce costs, and by a series of joint venture projects to create more affordable housing.

The basis of the projects is to identify sources of land that can be used for affordable housing, either by joint venture arrangements with developers, housing associations, clubs and others or by identifying land that can be economically acquired and planning consent obtained for affordable housing. A variety of ways will be then used to allow affordable homes to be created, and made available to those who require it, in most cases priority will go to local people. The target is to provide homes for people to buy at well under half the local prices.

The Affordable Homes Project is a non profit company limited by guarantee with no shareholders, 
no paid directors or staff, run by volunteers and sponsored
 by New Atlantis, another non profit organization.
